Fabege's Korphoppet 1 property in Stockholm achieved more than 230,000 kWh in verified annual energy savings through AI-driven optimization of both district heating and district cooling systems, without replacing existing infrastructure.

Measurable savings across heating and cooling, year-round
Korphoppet 1 is a mixed-use commercial property in Hammarby Sjöstad, owned and managed by Fabege, one of Sweden’s largest publicly listed real estate companies. Originally built in 1949 and later transformed from industrial use, the 14,148 m² building spans eight floors. It is certified BREEAM In Use (Good) and connected to Stockholm’s district heating and cooling networks.
Myrspoven’s AI platform, myCoreAI, was deployed to optimize both district heating and district cooling systems simultaneously. Over a twelve-month period, the platform delivered over 230, 000 kWh in verified energy savings, with AI control active more than 92% of the time across both systems, year-round.

Located in Hammarby Sjöstad, one of Stockholm’s most active urban development areas, Korphoppet 1 sits at Hammarby Fabriksväg 43, close to waterfront promenades, public transport links, and a dense mix of businesses, restaurants, and services.

Myrspoven integrated with Korphoppet 1’s existing building systems without requiring any hardware replacements or major installation work. The platform connects to the building’s BMS infrastructure, continuously reads operational data, and begins optimizing energy intake within weeks of go-live.
Throughout the optimization period, the system has maintained stable indoor climate conditions. Energy use is adjusted in small, continuous increments, pre-heating or pre-cooling the building structure when conditions are favourable, and reducing intake during peak periods, without disrupting daily operations.

Over 156,000 kWh saved on district heating over 12 months
Following activation of myCoreAI’s heating optimization, the building’s district heating system was continuously adjusted based on outdoor temperature, occupancy patterns, and thermal inertia. The AI maintained a potential savings rate of 160,000 kWh, with actual savings of 156,000 kWh, reflecting 92.2% average uptime.

In total, 156,806 kWh of district heating energy was saved over the 12-month measurement period, equivalent to the annual heating demand of approximately 8 to 10 Swedish apartments.
Over 74,000 kWh saved on district cooling across all seasons
In parallel with heating optimization, myCoreAI also optimized district cooling consumption at Korphoppet 1, a less common deployment that demonstrates the platform’s versatility across energy systems. Cooling savings were recorded consistently across all twelve months.

The 91.9% average AI uptime on the cooling system reflects consistent, uninterrupted operation, with forfeited savings of only 4,000 kWh over the full year.
