Corem Gallerian Nyckeln: Smarter Building Operations with AI-Driven Energy Optimization

To support its sustainability goals, Corem partnered with Myrspoven to optimize energy performance at Gallerian Nyckeln in Nyköping. The project resulted in a 13% reduction in district heating use, lower electricity consumption, and improved indoor climate stability.

13% Reduction in District Heating Consumption

As part of its long-term sustainability strategy, Corem set ambitious energy efficiency targets across its property portfolio. To support its goal of reducing energy use per square meter by 50% by 2030 and align with the Science Based Targets initiative, Corem partnered with Myrspoven to optimize building performance at Gallerian Nyckeln in Nyköping.

A Data-Driven Approach to Building Performance

To enable more precise climate control, Myrspoven deployed 55 sensors throughout the shopping center, continuously monitoring indoor temperature and CO₂ levels. The data is visualized through myPortal, providing both real-time insights and a clear overview of building performance.

The solution integrates directly with the building's existing control systems, enabling:

  • Continuous monitoring of indoor climate conditions
  • Automated optimization of heating, cooling, and ventilation
  • Real-time operational insights for facility teams
  • Built-in fail-safe functionality that restores default settings if required

AI Optimization in Practice

Myrspoven's AI continuously analyzes building conditions and operational data, including weather forecasts, occupancy patterns, and energy pricing, to optimize HVAC performance.

Every 15 minutes, the system evaluates hundreds of data points and adjusts climate settings to match actual building demand. This allows the shopping center to maintain a comfortable indoor environment while reducing unnecessary energy consumption.

During the implementation phase, the analysis also identified issues within the heating system that were causing uneven temperature distribution. After corrective measures were taken, the building achieved more stable climate control and improved overall system performance.

Measurable Results

Since implementing Myrspoven's solution, Gallerian Nyckeln has achieved:

  • 13% reduction in district heating consumption
  • 23% reduction in electricity consumption (January–July)
  • 29 tonnes of annual CO₂ emissions avoided
  • 35% improvement in temperature stability

These results have helped Corem lower operating costs, improve occupant comfort, and reduce the property's environmental impact.

Scaling Success Across the Portfolio

Following the positive results at Gallerian Nyckeln, Corem has expanded Myrspoven's AI-driven optimization solution to additional properties. The project demonstrates how data-driven building operations can support both sustainability objectives and long-term operational efficiency across a real estate portfolio.
