Up to 22% lower electricity use and 17% lower heating energy within three months

Factory Office Center in Prague’s Smíchov district is now demonstrating how artificial intelligence can deliver measurable energy performance improvements in modern office buildings.

In November 2025, Mint Investments rolled out Myrspoven’s AI-based energy optimization solution at the Factory Office Center building. Within just three months, verified meter data showed a clear drop in both gas and electricity consumption compared with the same period the previous year – proof that the AI started delivering measurable impact almost immediately.

A Class A office asset in a prime location

Located directly opposite Smíchov railway station, one of Prague’s busiest transport hubs with more than 90,000 daily commuters, Factory Office Center represents the final phase in the transformation of a former industrial site into an attractive, modern office complex.

A Smooth Integration – No Hardware Replacements, and No Complaints

The integration was completed without any hardware replacements. Within two months, Myrspoven was reading and analyzing the building’s systems, enabling a controlled rollout of HVAC optimization.

Despite a very cold winter in Prague, comfort-related complaints linked to the AI control have been virtually non-existent. The transition to AI-driven optimization was achieved while maintaining stable indoor comfort.

Martin Šrédl, Property Manager at Mint Investments, says AI delivered savings without compromising comfort:

“Even a building with a well optimized BMS setting can work better. Through on-time collecting and evaluation data from the premises, AI performs minor tweaks that do not negatively influence tenant comfort, but generates savings.”

Measured heating savings during the first heating season

Following the activation of AI control, the building’s gas-based heating system was optimized in real time based on usage patterns, system behaviour and external conditions.

Performance was measured against the same months in the previous heating season and weather-normalized to ensure a fair comparison.

The results show:

  • November 2025: 18% lower gas consumption
  • December 2025: 16% lower gas consumption
  • January 2026: 7% lower gas consumption

In total, nearly 60,000 kWh* of gas were saved over three months.

*All savings are based on verified gas meter readings, not estimates or simulations.

Electricity Consumption Reduced by Up to 22%

In parallel with heating optimization, Myrspoven’s AI solutions also optimized electricity usage in the building.

Measured against last year:

  • November 2025: 9% lower electricity use
  • December 2025: 22% lower electricity use
  • January 2026: 16% lower electricity use

Verified Results After Three Months

Looking at the first three months of results, Martin Šrédl, says the outcome surpassed expectations:
