A Multi-Tenant Office Building in Central Stockholm
Elefanten 17 is a 5,409 m² multi-tenant office building located in the heart of Stockholm. Acquired by Fokus Nordic in 2023 on behalf of Nordea Life & Pension, the property presented an opportunity to improve energy performance while supporting ambitious sustainability goals.
To reduce energy consumption without major investments in new equipment, Fokus Nordic partnered with Myrspoven and implemented AI-driven optimization directly within the building's existing management system.
Within the first heating season, the results were clear. District heating consumption decreased by 15%, district cooling energy use fell by 12%, and ventilation energy consumption was reduced by 8%. At the same time, the average indoor temperature remained stable, while occupants experienced a more consistent and comfortable indoor climate.
The energy savings translated into an estimated payback period of just 14 months, demonstrating how AI-driven optimization can deliver both environmental and financial benefits without requiring significant capital expenditure.
